An aging water heater is one of the first things a home inspector flags, and for good reason. A unit pushing 10 or 12 years old is already on borrowed time. Replacing it early (especially with something like a tankless model) gives you lower operating costs right away and removes a liability from your home’s condition report. Buyers notice that.

If you’re planning to sell, it eliminates a major unknown. If you’re staying put, it tells you whether a more significant repair is on the horizon.
The best plumbing investments aren’t always the ones you might expect. They’re the ones that prevent expensive problems, reduce ongoing costs, and keep your home in salable condition.
