Plumbing Upgrades That Give You the Best Return on Investment

When it comes to home renovations, return on investment is a big consideration for most homeowners. That makes sense. You want to know that if you sell, you’ll get back most of what you put in or that your renovations will make your home more salable. That’s why a lot of people go for things like kitchen and bathroom remodels. They’re highly visible and score big points with buyers. However, plumbing upgrades can also be big deals and give you a great return if you choose the right ones.

Water Heater Replacement or Upgrade

An aging water heater is one of the first things a home inspector flags, and for good reason. A unit pushing 10 or 12 years old is already on borrowed time. Replacing it early (especially with something like a tankless model) gives you lower operating costs right away and removes a liability from your home’s condition report. Buyers notice that.

Whole-House Repiping

If your home is older and still running on galvanized steel or polybutylene pipes, repiping is overdue. Corroded pipes restrict water pressure, but they can also mean contaminants, and they’re a serious liability in any real estate transaction. Repiping with copper or PEX is one of those investments that pays for itself in avoided disasters.

Sump Pump Replacement or Installation

A functioning sump pump is pretty much a necessity in the northwest Chicago suburbs. A failing sump pump in a wet spring means dealing with a flooded basement, and a flooded basement is a restoration bill that dwarfs the cost of the pump many times over. If your current unit is more than seven or eight years old, replacing it before it fails is a good idea. Adding a battery backup system on top of that is even better.

Drain Cleaning and Sewer Line Inspection

A professionally cleaned drain system and a camera inspection of your main sewer line give you a clear picture of what you’re working with before something forces the issue. If you’re planning to sell, it eliminates a major unknown. If you’re staying put, it tells you whether a more significant repair is on the horizon.

The best plumbing investments aren’t always the ones you might expect. They’re the ones that prevent expensive problems, reduce ongoing costs, and keep your home in salable condition.
